Landlord Fees

FEES CHARGED TO LANDLORDS

Without prejudice to the lettings service agreement and unless otherwise agreed in writing the following fees will be charged.

FULL MANAGEMENT SERVICE: 12% of each month’s rent (inc VAT)

  • Prepare the Landlord Residential Lettings Service Agreement.
  • Promote the Property, find a suitable Tenant, and take up all relevant checks required.
  • Prepare the Detailed Inventory and take dated photographs as evidence.
  • Prepare a Tenancy Agreement.
  • Collect and remit the monthly rent received.
  • Undertake two inspection visits per annum and notify the landlord of the outcome.
  • Arrange routine repairs and instruct approved contractors.
  • Deduct commission and other works.
  • Pursue non-payment of rent and provide advice on rent areas actions.
  • Hold keys throughout the tenancy term.

PART MANAGEMENT SERVICE:

TENANT FIND SERVICE: £360 (inc VAT)

  • Promote the Property, find a suitable Tenant, and take up all relevant checks required.
  • Provide Tenant with method of payment.
  • Deduct any pre-tenancy invoices.

INVENTORY AND PHOTO SERVICE: £360 (inc VAT)

  • The preparation of a detailed Inventory and take dated photographs as evidence.

PREPARING A TENANCY AGREEMENT SERVICE: £360 (inc VAT)

  • To prepare a Tenancy Agreement.

ADDITIONAL FEES IRRESPECTIVE OF LEVEL OF SERVICE:

  • Obtaining a Energy Performance Certificate (EPC ) £72 (inc VAT)
  • Arranging property repair or refurbishment works fee for over £1000 – 10% of net cost.
  • Rent review fee £120 (inc VAT)
  • Requested additional inspections £30 (inc VAT) over the 2 per annum included in the Full Management Service.
  • Court Attendance £120 per hour (inc VAT)
  • Tenancy Renewal fee £50 (inc VAT)
  • Issuing a Notice to Quit £120 (inc VAT)
  • Schedule of Dilapidation £150 (inc VAT)
  • Copy of Rent Statements £10 (inc VAT)
